Abstract
Since the enactment of the Condominium Act in 1979, the prices of land in each district of Bangkok have risen significantly. The real estate has been developed in terms of numerous high-rise buildings for residences or offices. The reasons why people decide to live and work in high-rise buildings with less total area are the decrease in the number of family members per household; the scarcity of servants in lording houses; and the increase in crimes occurring in stand-alone homes or offices without security systems. Since high-rise buildings are located in the heart of the city, they also reduce the amount of commuting time. It is convenient for residents to take taxis, subways or sky trains instead of private cars. Because of the higher occupancy of high-rise buildings, it is necessary to have an effective management system for maximum benefit. Seven aspects of management include: 1. personnel, 2. law, 3. accounting and finance, 4. services, 5. working system, 6. engineering and 7. a documentation system. All of the 7 aspects must be coordinated and integrated to form an effective building management.
